You are legally required to receive the Closing Disclosure at least three business days before the scheduled closing date. This allows time for a thorough review. 


Key items to compare against your initial Loan Estimate include the spelling of your name, loan amount, interest rate, total monthly payment, closing costs, and the "Cash to Close" amount you need to bring. 


 Minor changes might occur, but significant changes (the APR increasing by more than 1/8th of a percentage point, or a prepayment penalty being added) require the lender to issue a new CD and restart the three-day waiting period. 


 The "Cash to Close" amount is specified on page 3 of the CD. You need to provide this amount via a cashier's check or a wire transfer.


 Most loans are sold in the secondary market. If this happens, your loan terms will not change, and the new servicer will send you a notice with their contact and payment information. 


 An escrow account allows you to pay property taxes and homeowner's insurance monthly as part of your total mortgage payment. The CD indicates whether you have an escrow account and the initial amounts collected for it.

 Yes. DSCR loans are available for real estate investors and are primarily based on the property’s cash flow rather than personal income.

 The mortgage process typically takes 30–45 days from application to closing, though timelines can vary based on loan type and documentation. We can close in as little as 10 days if all parties are willing to work fast.
